Villa Chez les Amis is an owner-run, adult-friendly boutique hotel in Balatonszepezd, on the north shore of Lake Balaton in Hungary, close to the Káli Basin. Built in 1929 and renovated in 2022, the Villa welcomes guests who enjoy a quiet setting, a characterful house and time together.
Your hosts, Kriszta and Péter Karikás, personally look after your stay. Come as a couple, bring your own group for an exclusive-use stay, or arrange a small professional retreat.
Our six double rooms each have a private bathroom. Double or twin arrangements can be requested. Standard individual room bookings are for guests aged 18 and over. Buffet breakfast with homemade and locally sourced food and Nespresso coffee and Dilmah tea all day long are included in the standard room rate unless your offer states otherwise.
Spend time in the garden, read in the salon or explore Lake Balaton’s northern shore and the nearby Káli Basin. The Villa is not directly on the waterfront and has no private beach; the public beach is approximately a four-minute walk away.
Kriszta prepares seasonal fine-bistro dinners by prior arrangement. Péter selects local wines to accompany the menu; alcohol-free pairings can also be discussed. Meals are planned in advance, rather than ordered from an everyday à-la-carte restaurant menu.
Please share dietary requirements when booking, preferably at least five days before your meal or arrival. We agree what we can accommodate individually; a completely allergen-free environment cannot be guaranteed. Non-resident guests may also enquire about breakfast or dinner, subject to prior booking and availability.
For a family gathering, a birthday or time with friends, ask about exclusive use of the Villa. Other hotel guests do not arrive during an agreed whole-villa booking. Children over six may stay under the private-villa terms, by prior arrangement and with parental responsibility.
The standard accommodation is six double rooms. Additional rooms within the Villa or accommodation nearby may be considered where needed, subject to individual agreement and availability. We confirm the room allocation, guest numbers, meals and use of spaces in your personal offer.

The salon, dining room, covered terraces and garden offer different settings for a small team’s discussions. Tell us your headcount, whether you need single occupancy, your programme and technical requirements. We check the room allocation, suitable working space, Wi-Fi and presentation equipment before confirming the arrangement.
For a retreat led by a trainer, coach or other professional organiser, you organise the participants and the professional programme; we provide the agreed accommodation, catering and venue arrangements. Partner activities, such as wine tastings or guided e-bike tours, can be explored separately.

Arrival and departure: check-in from 15:00; check-out by 10:00. Any different timing must be agreed in advance.
Comfort: heat-pump wall and surface heating and cooling; no conventional air-conditioning units. There are no TVs in the guest rooms by design.
Meeting equipment: free Wi-Fi; large presentation screen, meeting chairs and a flipchart stand
Parking: space for seven cars within the grounds, with additional parking outside. Type 2 electric-car charging can be arranged in advance; ask about the terms.
Wellness: Jacuzzi and a partner-operated mobile sauna may be arranged for private groups, subject to availability and a separate quote.
Languages: we can communicate with guests in Hungarian, English, German and French.
